Selling your home? Update your bathroom first

In one of my posts the other day I was saying how we hoped to finish off our living room dining room renovation sometime in the next month or two. Once the weather starts to get a little nicer anyway. Well, sometime after that project is done we’ll probably get started on either our upstairs bathroom or renovating the basement.

You’d think we’d sit back and enjoy finally having all ongoing reno projects finished, but no, I just want to get it all done and it will probably be at least a year before our house is finished just the way we want it if not more.

    Redoing the bathrooms and the kitchen in a home will up the value of it by at least 5%. These are the rooms that sell homes. I’m looking into buying a home right now. I am going to fix it up and eventually sell it after I graduate. The first room on my list is the kitchen, the bathroom has already been done.

    I agree, in order to improve your chances of selling your home having a well presented bathroom is a must. However if the bathroom is small, I found (from my own experience) that if you spend more effort on the kitchen, then this will really drive the sale of your home. As increasingly the kitchen is the main social area in the home.

    Well furnished bathrooms and modernized kitchen will definitely increase the selling cost of your home. One of my friends recently sold his old house and he got 8% more than the actual price just because of these two sections of home. I am also planning to hire a good professional to renovate my kitchen as I think it should be on top of the list, if you are thinking to start a renovation project.
